Full-Service Buyer Representation for a Flat Fee

Buying a home involves much more than finding a property online. From evaluating homes and preparing an offer to inspections, negotiations, financing and closing, having experienced representation can make a significant difference throughout the transaction. Flat Fee Real Estate provides full-service buyer representation for $4,500. 

Our fee doesn't increase simply because the price of the home does.

    Once you find a home you're interested in, we'll help you evaluate the property and the transaction before deciding what to offer.

  • Review available information concerning taxes, insurance and flood zones

    Price is only one part of an offer. We'll help you develop an offer strategy that considers the entire transaction, including:

    Inspection & Due Diligence

    Once you're under contract, we'll help coordinate the due-diligence process and keep track of important contractual deadlines. This may include:

  • Four-point inspection
  • Wind mitigation inspection
  • Specialized inspections when appropriate
  • Reviewing inspection findings with you
  • Negotiating inspection-related issues when permitted by the contract
  • Coordinating with the seller's agent and other professionals involved in the transaction
  • Financing & Appraisal

    If you're financing your purchase, we'll communicate with your lender throughout the transaction and help coordinate:

  • Financing deadlines
  • Required documentation and transaction information
  • Appraisal access
  • Appraisal issues when they arise
  • Lender-required repairs or conditions
  • Closing-cost and seller-concession requirements
  • From Contract to Closing

    We'll continue representing you through the final stages of the transaction. That includes:

  • Monitoring important contract dates
  • Communicating with the listing agent, lender and title company
  • Coordinating the final walkthrough
  • Addressing issues that arise before closing
  • Reviewing transaction details with you
  • Helping coordinate the closing process
  • Our job doesn't end when your offer is accepted. We're there through closing.

    What Does It Cost?

    $4,500. Paid at closing. Who Pays the $4,500?

    How that fee is paid can depend on the transaction. A seller may offer or agree to contribute toward the cost of the buyer's representation, or we may request that contribution as part of your offer. If seller-paid compensation is available, Flat Fee Real Estate only needs $4,500 for our representation. How any seller concessions above that amount may be handled depends on the terms of the transaction, lender requirements and applicable law. Before you make an offer, we'll explain the compensation structure so you understand what the seller is contributing, what Flat Fee is being paid, and what—if anything—you are responsible for paying.
