Our Approach

Flat Fee Real Estate is a full-service, independently owned real estate brokerage serving Sarasota and Manatee Counties and Florida's Gulf Coast. We provide the services you'd expect from a full-service real estate brokerage, but we don't believe the price of your home should determine the price of your representation.

The Home Price Changes. The Work Does NOT.

A percentage-based fee means the cost of real estate representation increases as the price of the home increases. We've never thought that made much sense. Selling a $700,000 home doesn't necessarily require twice the work of selling a $350,000 home. A buyer purchasing a more expensive property doesn't necessarily require more representation than someone purchasing a less expensive one. So we built our business around a different idea:

Charge for the service we provide, not the price of the home.

That's why our fee for full-service buyer or seller representation is $4,500 at closing.

Full Service Means Full Service

Flat fee doesn't mean limited service. We guide our clients through the entire transaction; from pricing, property searches and showings through offers, negotiations, inspections, appraisal and closing. Our fee may be different. Our responsibility to our clients isn't. 

Your bottom line matters

Real estate transactions involve much more than a sales price. Closing costs, concessions, financing, inspections, repairs and other negotiated terms can all affect what a buyer ultimately spends or a seller ultimately keeps. Our job is to look at the entire transaction and help our clients make informed decisions based on their goals, not on maximizing our compensation. With a flat fee established from the beginning, our compensation doesn't increase simply because the purchase or sale price does.

Experience Behind a Different Model

Flat Fee Real Estate may be newer to Florida's Gulf Coast, but the model and the experience behind it are not. Broker/Owner Matt Havers previously used the Flat Fee model while representing buyers and sellers in Vermont, with over 325 closed transactions totaling over $150 million in sales volume before bringing the concept to Florida. The market is different. The principle isn't:

Our role is to coordinate those moving pieces, explain your options and help you navigate the transaction from beginning to end. Whether you're buying your first home, selling a longtime home or doing both, you'll know what our representation costs from the start: $4,500.
